Whether it is your first or fifth home purchase, buying a home in San Diego County is an exciting time in someones life and it is a very special opportunity to be invited to share in the experience with you. Our number one priority is to find the property that is the perfect fit for you and for a great price! Below is a brief summary of the Real Estate Transaction and how we assist you all the way through!
1. Contact Us
Working as A Buyer Representative in San Diego County, our primary job is to help you find a home that meets your criteria while looking out for you best interests throughout the entire buying process.

2. Get Approved from a lender
Throughout this process, the lender will gather information such as work history and verification of income and last 2 years tax returns. They will also look at your credit history, debt, and current expenses. They will then provide a maximum amount you can spend on a home based on your debt-o-income ratios. The initial approval process should only take about 15-20 minutes over the phone. To get pre-approved for a loan, Contact Us to refer you to one of our preferred lenders!
3. Start Shopping
Once the lender has determined your price range, we will narrow down your search criteria based on your needs, wants, and preferences. In order to find you the perfect San Diego County home, we will search the Multiple Listing Service (MLS) to access to every home currently on the market regardless of the listing company. Our MLS Search allows us to customize searches, and will allow you the opportunity to save your favorite properties, reject those properties you are not interested and make notes that I can review if you like. You will also receive email updates when new homes are listed.
4. Negotiate the Contract
Once we have found the perfect home, we will research comparable properties and I will assist you when you determine the offering price based on those comparables. We will discuss any concessions that you may want such as closing cost credits. We will discuss the length of escow desired, closing date, any items to convey or transfer with the property. We will also include contingencies in the contract that give you time to complete the loan approval, inspect the home, and have an appraiser determine their opinion of value. The seller then has the option to either accept, reject, or make a counteroffer. If the contract is areeable to all parties after all negotiations, the contract and if any counter offers will be signed and escrow will be officially opened!
5. Inspections and Contingencies
After the contract is executed by all parties, we will complete any inspection that needed to satisfy you as to the condition of the home and any contingencies that are in the contract. These include: physical inspection and any secondary inspections you may decide to have done based on the initial physical inspectors findings, getting final loan approval, a review of the Home Owner’s Association documents if any, and getting the appraisal done. You will also review the title to the property, and CCR’s as will as escrow information. Any problems that may arise such as lower than expected appraised value or a negative finding in the home inspection will be negotiated until all contingencies have been satisfied.
6. Prepare to Move
After all contingencies have been removed in writing and everyone is satisfied, it is time to think about the move. Where do you start? You will want to change your address through the post office, contact your utility companies, schedule moving trucks, and begin packing! About 5 days before closing, we will do a final walk through of the house to check in on the condition of the property. This inspection is to verify that the home is in the same condition as when you wrote the offer and that all repairs that had been requested have been completed in a professional manner.
7. Welcome Home!
On the day before closing, you will need to bring a cashier’s check or complete a wire transfer to escrow so that all funds are available to complete your purchase. Once all monies are in, we wait for confirmation of recording and then when we have that, you will be handed the keys to your new home! Congratulations! Time to start planning your house-warming party and celebrate your new home!
